Este dilema puede parecer sencillo, pero en realidad conlleva diversas consideraciones que deben explorarse con atenci\u00f3n.<\/p><p>Por un lado, hay asesores que optan por filtrar las ofertas antes de presentarlas al propietario. Argumentando que algunas ofertas pueden ser tan bajas que resultar\u00edan irrespetuosas, debido a que est\u00e1n muy por debajo de las expectativas del cliente. Sin embargo, esta pr\u00e1ctica puede limitar las oportunidades del propietario y privarlo de la posibilidad de considerar opciones que podr\u00edan ser viables bajo circunstancias espec\u00edficas.<\/p><p>La otra perspectiva es que algunos asesores sostienen firmemente que todas las ofertas deben ser comunicadas al propietario. Despu\u00e9s de todo, el asesor inmobiliario no es el due\u00f1o del inmueble; su papel es actuar como intermediario. Las razones para pasar todas las ofertas son variadas.<\/p><p><\/p><p><\/p><ol class=\"wp-block-list\"><li>Cada oferta presentada podr\u00eda tener un contexto \u00fanico<\/li>\n\n<li>Tal vez el comprador est\u00e1 buscando encontr\u00f3 una oportunidad de negocio imperdible<\/li>\n\n<li>Puede que la realidad del propietario haya cambiado desde el momento que puso en venta el inmueble y se encuentra en una situaci\u00f3n personal que lo lleva a necesitar vender r\u00e1pidamente, incluso, a un precio inferior al esperado.<\/li><\/ol><p class=\"has-text-align-left\"><\/p><p><\/p><p>Es fundamental recordar que el asesor inmobiliario no tiene la responsabilidad de filtrar las ofertas. Lo esencial es c\u00f3mo se comunican estas propuestas al propietario. Aqu\u00ed es donde entra en juego la habilidad del asesor para presentar la informaci\u00f3n de manera respetuosa y constructiva. La forma en que se transmiten estos datos puede influir en la percepci\u00f3n del propietario y ayudarlo a tomar decisiones acertadas.<br>El asesor puede crear su propio sistema de enviar ofertas, mediante notificaciones, formatos, correos. No es recomendable hacerlo de forma verbal \u00fanicamente, debido a que es el m\u00e9todo mas informal y sin respaldo a futuro. Asi mismo, utilizando solo el m\u00e9todo verbal pudiera comunicarse de forma indebida (emociones, palabras incorrectas, tono de voz inadecuado)<\/p><p><\/p><p>Otra raz\u00f3n importante de por qu\u00e9 pasar todas las ofertas es que si el inmueble est\u00e1 sobrevalorado, pasar todas las ofertas puede ser una herramienta valiosa para ayudar al propietario a reconsiderar su precio.<\/p><p>En muchos mercados, como en Estados Unidos, es obligatorio presentar todas las ofertas. Esta pr\u00e1ctica no solo es \u00e9tica, sino que tambi\u00e9n permite al propietario entender mejor el term\u00f3metro del mercado y ajustar sus expectativas.<\/p><p>Finalmente, es crucial que los asesores inmobiliarios mantengan una comunicaci\u00f3n abierta y honesta con sus clientes. Pasar todas las ofertas no solo demuestra profesionalismo, sino que tambi\u00e9n permite al propietario saber c\u00f3mo el mercado comprador percibe su inmueble.<\/p><p><\/p><p>En conclusi\u00f3n, aunque pueda parecer tentador filtrar ofertas para evitar incomodidades, lo m\u00e1s recomendable es presentar todas las propuestas.
